Photos tell the truth faster than promises. In the 17 years we’ve been fixing gates around Fort Lauderdale, we’ve seen the same problems repeat: rusted hinges from salt air, control boards fried by summer lightning, motors cooked by humidity. Below are the jobs where a written price, the right part, and a badged technician turned a dead gate back into something that opens and closes without a second thought. Each one got the 365-Day Done Right Promise in writing before we touched a bolt.

Sliding Gate Motor Replacement in Rio Vista
Before
AfterThe old LiftMaster motor had been underwater twice in five years. Flooding on a low slab plus a control board that never fully dried out meant the gate would start, strain, and stop halfway. We pulled the dead motor, mounted a new one on a raised curb to keep it out of standing water, and ran sealed conduit for the power feed. The gate now cycles smooth and quiet, and the owner has a written guarantee covering the whole repair for 365 days.
Broken Gate Hinge and Sag Repair in Victoria Park
Before
AfterA heavy ornamental steel gate had pulled its top hinge out of a stucco column. Every open dragged the gate leaf across the pavers and chipped the corner. We welded a steel plate to the column frame, set new FAAC hinges with fresh anchors, and rehung the leaf at the correct height. Before we started, the written price covered the welding, the hinges, and the re-hang. No surprises at the end.
Electric Gate That Wouldn’t Close in Coral Ridge
Before
AfterThe gate opened fine but reversed every time it tried to close. That usually means a failing safety edge or a photo eye knocked out of alignment by a lawn mower. We found the safety edge had a dead spot from years of Florida sun cracking the rubber. We replaced the edge, realigned the photo eyes, and tested the auto-reverse function a dozen times. The gate now closes on command and stops the moment anything breaks the sensor path.
Ghost Controls Keypad and Receiver Failure in Lauderdale Isles

Salt air had corroded the keypad terminals until the gate only opened with the remote, and sometimes not even then. The Ghost Controls opener was still mechanically sound, so we didn’t sell a full replacement. We swapped the keypad, installed a new receiver board, and re-flashed the remotes to the new frequency. Same opener, new life, about a third of the cost of a full motor swap. That’s the kind of judgment call a gate-specific tech makes.
Viking Swing Gate Arm Rebuild in Harbordale

A Viking swing gate arm had sheared its internal gear after a branch fell across the gate leaf and forced it backward. The gate still opened manually but the motor screamed when engaged. We rebuilt the arm with factory parts, replaced the shear pin, and re-set the open and close limits. The gate now moves at factory spec, and because the repair is guaranteed in writing, the owner knows a free return visit is covered if anything slips in the next year.
Mighty Mule Dual Gate Sync Issue in Croissant Park

Two gate leaves that used to move together had drifted out of sync, so one closed before the other and the lock never engaged. The control board had lost its programming after a brownout. We re-flashed the Mighty Mule board, set the open and close delays so both leaves move in sequence, and added a surge protector at the outlet. Both leaves now close together, the lock engages, and the owner gets a photo of the technician before we arrive, every time.
